Description

GENERAL DESCRIPTION: 90 acres west of Graham with great road frontage and easy access off of FM 209. TURKEY's are all over this property, with the perfect mix of trees and open lanes. They use the trees down by the creek to roost at night and strut down a lane in the morning. Co-Op water and electricity meters are already in place, making this property ready for you to come transform it into your hunting/weekend retreat.

LOCATION: TBD FM 209 Graham, TX, 76450

~15 miles away from Graham

~60 miles to Abilene

~90 miles to DFW

WATER: There are two ponds located on the western portion of the property with a wet weather creek flowing between the two ponds. This wet weather creek has five little dams made by WPA after the great depression in the early 1900’s, giving the property some unique history. This dams were put in to ensure the flow of the creek remains the same over time. The southeast pond holds water year around; even in some of the toughest Texas droughts. This southeast corner could easily be converted into a 5+ acre size lake; by just using the natural contour lines and then building a dam near the southern boundary line.

CLIMATE: Graham averages 32 inches of rain, 1 inch of snow, and 246 sunny days per year.

UTILITIES: Co-Op water and electricity are connected to a camp site located on the property. They could be extended elsewhere on the property if wanted.

WILDLIFE: White-Tail Deer, Turkey, Hogs, Varmints, Dove

MINERALS: Current owner does not own any mineral rights. There is one active well on the property.

VEGETATION: Property is covered in native grasses and trees. Mesquite trees cover most of the property. There are sections scattered with elms and oaks.

TERRAIN: Property is slightly sloped with elevation changes from 1210 ft.–1230 ft. The southeast 18 acres are in the floodplain. Building the potential lake would take the floodplain away.

TAXES: Under ag exemption through cattle lease, estimated taxes are $115.29.

FENCING: Property is fully perimeter fenced with five-line barb wires.

ACCESS: Easy access of FM 209, text listing agent to get gate combo.
